Your stay
What time can we check in and out?
Check-in is from 2pm and checkout is by 11am. If you need different timings, ask us beforehand and we’ll help where we can. Alternative times need to be agreed in advance.
How do we collect the keys?
We usually meet guests, give you the keys and show you around. If we’re unavailable, we have a keysafe and will explain how to use it before you arrive.
Will we have our own space?
Yes. You have your own entrance, accommodation and courtyard, with no shared guest areas. We live in the main house and are nearby if you need us. The wider property has exterior security cameras, described in our safety information.
Is breakfast included?
No. The space is self-catering, with its own kitchen. If you fancy breakfast out, our local food guide includes cafés by the beach and around Kirkley.
What is the sleeping arrangement?
The main living area converts into your sleeping space with a double pull-down bed. It’s easy to lower and put away, and can stay down throughout your visit. There is no separate bedroom.
Can we bring children?
Yes, we welcome up to two adults and two small children. Children use foldaway beds in the shared living and sleeping area. It’s a compact setup with limited floor space when all beds are in use, so please look at the layout photographs and ask us if you’re unsure whether it will suit your family.
Is the space accessible?
The accommodation is on the ground floor, with a step between the living room and kitchen. It is not fully step-free, and the bathroom has a bath. Please discuss particular access requirements with us before booking so we can explain the layout.
Can we request a travel cot?
Yes, a travel cot is available on request for an additional charge. Please ask us about availability, the cost and the sleeping layout before booking.
What is in the kitchen?
There’s an electric cooker and oven, fridge, freezer, microwave, kettle, toaster and espresso machine, with cookware, crockery, cutlery and a dining table.
Is there Wi-Fi?
Yes, free Wi-Fi is included. We work from home ourselves and understand how useful a reliable connection is, whether you’re working or unwinding.
Dogs
How many dogs can we bring?
We welcome one large dog or two small dogs. There’s a £20 dog charge; please include your dog details when booking.
Are assistance dogs welcome?
Yes, assistance dogs are welcome and there is no pet charge for them. Please tell us about any arrangements that would help you during your stay.
Can dogs go on the furniture?
Yes, using the dog blankets we provide. Please put a blanket down whenever your dog joins you on the furniture.
Can we leave our dog while we go out?
No, dogs must not be left alone in the space or courtyard. We may be able to help with dog sitting by prior arrangement, so ask us before making plans.
Is the courtyard enclosed?
Yes, when the gate is closed. Please keep it shut and supervise your dog outside.
Are dogs allowed on the beach?
Seasonal restrictions apply on Lowestoft’s South Beach from 1 May to 30 September. We can help you find suitable nearby routes for your dates. Please check the local signs and current council information (opens in a new tab).
Parking and extras
Is parking available?
There is free on-street parking at the front of the property. Private rear parking can also be arranged in advance. If you’re bringing a larger vehicle, please ask us about the arrangements and space before booking.
Can we charge an electric vehicle?
Yes, EV charging is available by arrangement at £10 per charge. Let us know in advance if you’d like to use it.
Is cleaning included?
Cleaning is included in the displayed stay price. If you would like cleaning during a longer stay, we can discuss the arrangements and any additional charge beforehand.
Can we do laundry?
The space does not have guest laundry facilities. For stays of more than a week, we can discuss washing at £5 per load. There are also laundrettes nearby in Kirkley Village.
